The short answer
For defined strata repair tasks, allow around $300–$650 for a water-leak investigation or $450–$900 for CCTV with jetting of one accessible drain line. These indicative ranges include GST and were checked on 21 October 2026; multi-lot access, shared shutdowns and broader building work can change the quote.

Water leak detection
$300–$650per job
Investigation of a hidden water leak and a written findings report.
Allow separately: the repair.
CCTV drain inspection with high-pressure jetting
$450–$900per job
Camera inspection, jetting one accessible line and showing you the footage.
Allow separately: excavation, pipe repair and unusually long or complex drains.
Accessible toilet cistern repair
$180–$400per job
Diagnosis, labour, common valve or seal parts and testing.
Allow separately: concealed cistern access, specialty parts, pan replacement and drain clearing.
Accessible burst pipe repair
$250–$650per job
Isolating the water, replacing an accessible failed section and testing.
Allow separately: after-hours attendance, excavation, opening walls and reinstatement.
Separate the immediate fault from the building budget
A repair within one accessible fixture is different from investigating a leak between lots or assessing a shared drain. The price bands above describe individual scopes. They are not a per-unit levy, a whole-building repair allowance or an annual maintenance contract.
Panther’s strata plumbing service helps managers and owners organise repairs and planned work with the relevant access and authorisation. Provide the building address, lot or common area affected and the person who can approve the job.
Who should authorise and pay for the work?
Responsibility depends on the strata plan, boundaries, applicable by-laws and the affected service. A damp patch inside a lot does not by itself establish who owns the leaking pipe. Check with the strata manager and use the NSW repairs and maintenance guidance when establishing the next step.
For urgent damage, prioritise safety and notify the appropriate building contact. Agree on the initial investigation or make-safe scope and how additional work will be authorised. A plumbing report can help record findings; it does not settle every ownership or insurance question.

What increases a strata quote?
| Requirement | What to agree before the visit |
|---|---|
| Access to more than one lot | Resident contacts, keys and coordinated appointment windows |
| Shared water isolation | Which services are affected and who gives residents notice |
| Concealed or common pipework | Investigation scope before opening surfaces |
| Repeated drain faults | Available footage, prior repairs and the line to be assessed |
| Reporting and approval | Required photos, written findings and spending authorisation |
The same repair can become more involved when access is delayed or a shared supply cannot be isolated safely. A clear brief helps avoid an incomplete first visit and lets the plumber identify what needs to happen before work proceeds.
Planning maintenance and future repairs
Keep the building’s repair history, known drain access points and recurring faults together. Separate planned inspection or clearing from confirmed capital repairs. A yearly allowance should reflect the actual assets, condition and agreed visits rather than a generic amount multiplied by the number of units.
If CCTV identifies a pipe defect, compare relining and repair costs only after suitability is assessed. Whole-building pipe renewal, major excavation and extensive reinstatement need a separate project scope.
Information that makes quotes comparable
Give each contractor the same affected area, available reports, access conditions and required outcome. Confirm GST, attendance charges, testing, reporting, exclusions and responsibility for restoring surfaces. Identify whether a quote covers investigation, a defined repair or both.
Send Panther the building and fault details, with photos and previous reports where available. For an active overflow or uncontrolled leak, call 0404 939 121 to discuss the immediate next step.
