Water Leak Detection Cost in Sydney

See what a leak investigation may cost, why detection and repair are separate, and how access and reporting affect the quote.

The short answer

Water leak detection typically has an indicative budget of $300–$650 including GST for investigation and a findings report. This range was checked on 21 October 2026; repairing the pipe, opening surfaces and reinstating finishes are separate unless expressly included.

What are you paying to find out?

A leak investigation aims to establish where water is escaping and what should happen next. It may involve checking visible pipework, isolating sections, testing and using suitable detection equipment. The method depends on the symptoms, pipe material and access; no single device finds every leak.

Panther’s leak-detection service can help with unexplained water use, dampness and suspected concealed pipe leaks. A wet patch alone does not prove a plumbing leak: waterproofing, roof water, condensation and drainage can need different trades or investigations.

Detection, repair and reinstatement

StageWhat the quote should explain
InvestigationThe area or system being checked and the agreed testing scope
FindingsWhat was identified, what remains uncertain and the recommended next step
Access and pipe repairAny opening-up, excavation, fittings and testing
ReinstatementWho repairs plaster, tiles, paving or landscaping afterwards

The burst-pipe range applies to an accessible section. It is not a complete allowance for a hidden leak beneath a slab or a bathroom needing tiled surfaces opened. Request a combined scope once the location and access are known.

Why some investigations take longer

Intermittent leaks, multiple pipe runs and large properties can make diagnosis more involved. An apartment may need access to another lot or a shared isolation point. A concealed waste leak behaves differently from a pressurised water leak, and may need different tests.

Agree on the investigation allowance and what happens if further testing is needed. Ask the plumber to explain the evidence before opening a large area. “Non-invasive” equipment can reduce unnecessary damage, but it cannot guarantee that no opening will be required.

Can a report help with insurance?

A findings report can document the observed condition and work carried out. Coverage and the documents an insurer requires depend on your policy and claim. Ask your insurer what it needs; a plumbing report does not guarantee that detection, repairs or resulting damage will be covered.

For strata properties, tell the manager early and establish access and work authorisation. Responsibility for a pipe is property-specific and should not be inferred only from where the damp patch appears.

What can you check before booking?

If you have your own meter, leave its tap on, turn off water-using fixtures and appliances, and compare readings after at least one hour without water use. Follow Sydney Water’s meter check. A stationary meter cannot rule out intermittent waste leaks or waterproofing faults. Note when dampness appears and take photos without cutting into walls or ceilings.

If water is escaping actively, isolate the supply only when safe and keep away from wet electrical areas. Send the symptoms and suburb to Panther, or call 0404 939 121 for urgent help.
